Understanding Laneway and Garden Suites in Toronto: The benefits & downsides to this new type of urban living
Toronto’s urban landscape is constantly evolving to address the housing crisis. As rent and housing prices increase, it’s becoming more and more difficult to find affordable housing within the city. But laneway and garden suites are a practical and creative solution, introduced by the City of Toronto, to increase housing choice, access and create a more equitable and sustainable city.
With how fairly new these laneway and garden suites are, not everyone knows about them and their potential.
What are laneway and garden suites?
Laneway and garden suites are secondary dwellings on residential properties. According to the City of Toronto, a garden suite is, “a self-contained living accommodation located within an ancillary building, usually located in the rear yard, but not on a public lane, and is separate or detached from the primary dwelling on the lot.”
A laneway suite is very similar to a garden suite but is “typically located in the backyard next to a public laneway and is generally smaller in size, and completely detached from the main house on the lot.”
These types of suites offer many benefits — and some drawbacks — all without expanding the main home.
Adds more housing to established neighbourhoods
Laneway and garden suites increase the number of housing options in residential neighbourhoods without losing the character of the area. But make sure the garden or laneway suite complies with Toronto bylaws and all necessary permits and inspections are up-to-date.
Additional income for homeowners
If you own a garden or laneway suite, renting the space out is a great option for additional income to help offset mortgage payments. But if you’re looking to build, there can be significant upfront costs to think about including designs, permits and construction.
Multiple generations can live on the same property
These suites provide ease for many families looking to have elderly parents or young adults live nearby. But the suite may not give you the privacy you need depending on space constraints and the design of it.
Your property value may increase
Many home buyers are interested in extra living spaces or the potential to rent out and are willing to pay more for it. But be prepared if you are going to rent out of the responsibilities that come with being a landlord.
The future of urban living is changing with these garden and laneway suites. So if you’re a homeowner looking to add value to your property or a buyer wanting to explore their options, these suites are an exciting development to watch.
